Website FAQs

Anyone living in the Dutchland Woods Property Owners Association pays an annual household due of

$380. This fee is invoiced on April 1 and must be paid by May 31 to access the pool. Late fees are

assessed afterward, and a lien may be placed on any households who do not pay dues. If not paid by May 31 of each year, it may be denoted by an affidavit recorded with the County Recorder, and this

lien may be enforced as are real estate mortgages by foreclosure by advertisement or in court.

No. The pool is an amenity available to all neighborhood residents and their immediate family

(grandparents/grandchildren/children).

Volunteers participate on the board of trustees, and thus it is important to have someone managing

the neighborhood full-time. A third-party also ensures Association Covenants are followed and oversees

finances.

A first violation notice provides 30 days to bring the violation into compliance. Subsequent violation

notices for the same compliance issue could lead to assessment of fines.

It is a monetary claim levied against a property for unpaid mortgage, taxes, contractor work, or

unpaid Association dues. A lien is attached to the property, not the owner, but legally must be recorded

in the property records of the county of residence. If a lien is in place, the property owner has very

limited ability to do anything involving the property until the lien is satisfied or removed.

Fences, walls, and hedges must comply with Butler County, Liberty Twp. Code 19.82C except no front

yard fencing is allowed. In case of a corner lot, fencing must be approved by all adjoining lot owners

prior to construction. In no cases will fences be permitted in excess of 6.15 feet high. A fence between

lots must be of approved material and shall be kept in good repair and appearance. The use of barbed

wire, electrical, or similar type fences is prohibited. Owners shall have written approval from the

DWPOA board before construction.

RVs, campers, boats and trailers are permitted to be stored upon a lot from April 1 to October 31.  All trailers, boats, campers and recreational vehicles shall be parked or stored inside the permanent structure on any lot. Exceptions may be granted by the DWOA board; however, none of these vehicles may be occupied at any time.

There are no rules against home rentals in the neighborhood as long as the property is maintained

No. Farm animals of any kind are not permitted in the neighborhood.

No. The dumpster is for White House rentals and the pool. No neighbors are permitted to use it for

their own trash removal.
